PR1MA @ Semenggoh Launch at Padawan Community Hall



We live in a time of great contradictions. We know to a large extent what should be done but we don't really posess the instruments to do it. And sometimes not even the will is there. We have imbalances between social and human needs on the one hand, and global market forces on the other but huge changes have taken place, and during a short period of time. 

Our government emphasised on 3 key issues; Affordable Housing, Education and Healthcare. Today let's touch on topic of Affordable Housing.




With the introduction of the 1Malaysia People's Housing Scheme (PR1MA), it has served as a blessing to fulfil the dreams of many to own a home at affordable prices since potential buyers can benefit from end-financing provided by financial institutions, Rent-to-Own services and insurance benefits under PR1MA .

Perbadanan PR1MA Malaysia was established under the PR1MA Act 2012 to plan, develop, construct and maintain high-quality housing with lifestyle concepts for middle-income households in key urban centres. PR1MA homes come in various types and sizes within an integrated community; sensibly designed to suit different household needs.




Priced between RM100,000 to RM400,000, you can now own a home that is well within your reach. The most recent Sarawak launch 
(18 Aug - 20 Aug 2017) was PR1MA @ Semenggoh, with it's 1st phrase of 500 units starting from RM235,000. 

The Federal government is fully aware of the financial pressures faced by the urban, middle-income population due to Malaysia’s rapid urbanisation. His vision is to rebalance assistance to the rakyat in both rural as well as urban areas. PR1MA is one of various initiatives implemented to help the Rakyat manage their costs of living. PR1MA will be the first that exclusively targets this middle segment with homes ranging from RM100,000 to RM400,000 in a sustainable community.

The government understands that there must be a balance and wants the private developers to be involved to keep the economy going but the government too has its role in providing adequate affordable housings to the people. 



I would like to express my gratitude to the federal government for introducing PR1MA into Sarawak to help supply more affordable houses for the Rakyat.

During the recent 3 days 1Malaysia People's Housing Project (PR1MA) open house in Padawan Community Hall at Batu 10, the officials detailed information to those eligible and interested to purchase the guarded and gated terraced houses community complete with CCTV in the 1st phrase of 500 units available at PR1MA @ Semenggoh. 

Explanation is given on a one-to-one basis counter by counter, starting from the feasibility review to the legal preparation to signing of sales and purchase agreement and loan deal if all the proceedings run smoothly.

PR1MA team gathered all stakeholders, including the Employees Provident Fund (EPF) and the banks concerned to facilitate the public keen to own a PR1MA home via the PR1MA Flexible Financing Scheme (SPEF).

PR1MA will build more than 17,000 units of affordable homes in Sarawak, involving 15 projects, with an estimated gross development value (GDV) of more than RM5.5 billion.

As a nation, we need to reconcile macro-economic conditions with social needs. There is a need to develop long-term ways to support job creation, growth, ecological sustainability and inclusive social development, all at the same time. And with our government offering this affordable housing solution to the Rakyat, ultimately the agenda is to capture the full field of important goals to attain ecological, social and economic sustainability. With affordable housing by PR1MA, we will be able to achieve part of it, and for a bonus, we are able to prolong sustainability in our Rakyat pockets. 




PR1MA  APPLICATION  ELIGIBILITY
  • Applicant must be a Malaysian citizen.
  • Applicant must be at least 21 years old at the time of the application.
  • Open to Individuals or Families (husband and wife) with an average monthly household income of between RM2,500 – RM10,000
  • Those who currently own no more than one property.
  • Additional guidelines set-forth by states

Note:
  • PR1MA homes will be allocated through an open balloting process.
  • Selection of house units by the successful balloted owner will be based on the balloting sequence.
  • A 10-year moratorium will be imposed, during which the property cannot be sold or transferred to another party without prior approval from PR1MA.
  • PR1MA homes must be owner occupied.
