Launching of The Cube Condominium

·
Lo Khere Chiang ( Middle)

Instarmac Development has launched its first project of the year – The Cube Condominium.

The Cube will be a gated and guarded residential development strategically located at Jalan Dogan here, which can be accessed from Jalan Batu Kawa as well as Jalan Burung Lilin off Jalan Penrissen.

The project is a low density development of 94 units on 4.17-acre land, with three blocks of six-storey units and is scheduled for completion in 2016.

According to Kozin Real Estate principal, Alex Ting, the units are selling like hot cakes where over 50 percent of the units have been booked.

“The Cube’s architectural design is modern and futuristic, looking like stacks of cubes sitting one on top of another. The colour scheme is very pleasant and the buildings will blend well with the environment, surrounded by beautiful landscaping.”

“The developer will be providing top-class facilities, including a clubhouse, swimming pool, fully equipped children’s playground, indoor gym, function room, BBQ pits and others.”

“Each unit will be allocated two parking spaces and there will be 24-hour security and CCTV,” he explained at the opening of Instarmac Sales Gallery and official launching of The Cube yesterday.

The launch was officiated at by Padawan Municipal Council chairman Lo Khere Chiang.

Ting pointed out that people here have developed a change in lifestyle, which is partly due to modern living, security and convenience.
“Condominium living is now becoming very popular.”

MPP calls for greater efforts to beautify landscape

(From left) Lo is briefed by Instarmac chairman Ling Chong Seng. Also seen are executive director James Lau and managing director John Yong.

KUCHING: Padawan Municipal Council (MPP) has called on the people as well as property developers to invest more effort into improving the landscaping of their surroundings.

MPP chairman Lo Khere Chiang said they should have greater pride in the appearance of their surroundings.
“Kuching is developing so much into a very vibrant society. I hope everyone takes pride in their surroundings and helps in landscaping and maintaining not just their own compounds but also roadside verges.

“This will make their surroundings more attractive and at the same time beautify Kuching as a whole.
“MPP welcomes property developers who can provide condominium facilities and landscaping maintenance,” he said at the opening of the Instarmac Sales Gallery and the official launching of The Cube yesterday.

He commended property developer Instarmac for the new gated residential development at Jalan Dogan, which is due for completion in 2016.

“I understand the developer will provide top-class facilities within their project including a children’s playground, landscaping, BBQ pits and more.

“By providing and maintaining all these facilities, Instarmac is helping and relieving MPP from maintaining some of the services such as landscaping.

“As the private sector develops residential areas, one of the big challenges we face in the government is to complement the development by improving facilities. We need to improve the roads, sewerage and drainage systems and also public transport system as well as a multitude of other services, while maintaining the natural beauty of our surroundings,” he said.

Lo pointed out that with limited funding it is a big challenge to meet the aspirations of all residents but it can be done through private sector contributions.

“I hope we will continue to work together to make our area and our city more beautiful, especially when we are expecting to welcome more visitors in this Visit Malaysia Year,” he said.

MPP welcomes private sector’s contribution

KUCHING: Padawan Municipal Council (MPP) welcomes contribution by the property developers in providing condominium facilities and landscaping maintenance in helping to make Kuching a better place to live in.

“MPP covers an area of 1,432 sq km and services provided by MPP include licensing, scavenging/desludging, engineering plan/building plan approval, road maintenance, construction of roads, bridges, drains, street lighting, landscape maintenance, in addition to a multitude of health services to meet the aspirations of the residents.

“We therefore need a lot of cooperation and support from the general public and private sector organisations to help make Kucing a better place to live in,” said MPP Chairman Lo Khere Chiang when officiating at the opening of Instarmac’s sale gallery at Premier 101 yesterday.

Lo said that the government had to face the challenges of complementing private sector development by implementing public facilities such as roads, public transportation and street lighting.

“All these have to be properly planned and carried out in a timely manner so as to maximise the benefit. Such facilities cannot be set up too early before the populace is there and cannot be delayed for too long as the implementation costs will go up. In closing, I would like to congratulate Istarmac on their launching of The Cube and this sale gallery which I now have the pleasure to declare open,” he concluded.

Let’s not bark up the wrong tree — Lo Khere Chiang

KUCHING: Padawan Municipal Council (MPP) will work with government departments such as the Public Works Department (JKR) on road safety measures, including erecting guard rails in accident prone areas.

Its chairman Lo Khere Chiang said removing trees planted along the road would not be able to reduce road accidents even though there were two accident fatalities in Kota Padawan recently.

“I do not agree trees are to blame for the accidents. One of the fatalities happened at 1am and the other at 5am. I would suggest we put up guard rails in accident prone areas to warn drivers about the risks.

“Besides, we can also put up those solar blinking lights in accident prone zones to remind road users to be extra cautious,” he said when met at MPP in Kota Padawan yesterday.

Lo said his office would request JKR to put up more warning signs — with background in red and words in white — in and around MPP areas.

“Those big signs help remind people to be more careful on the road. Of utmost importance, those behind the wheel must make sure they are wide awake, and not driving with fatigue.

“It is equally important for people not to drive under the influence of alcohol. Always follow the traffic rules and when you are sleepy or drunk, do not drive.”

The two fatal accidents were reported to have happened on New Year’s Eve and New Year’s Day.

MPP awaits nod to impose parking fees

KUCHING: Padawan Municipal Council (MPP)’s annual revenue will increase by more than RM1 million if it is allowed to impose parking fees.

The council has proposed to the Ministry of Local Government and Community Development to collect parking fees in Third Mile, Kota Sentosa, MJC Batu Kawa and Kota Padawan.

Its chairman Lo Khere Chiang said the proposal was submitted to the ministry a couple of months ago.
A nod from the ministry will mean that more than 2,000 parking bays will no longer be free.

“We have not come to the details yet. We are not certain whether to follow the parking system currently adopted by Kuching South City Council (MBKS) and Kuching North City Commission (DBKU),” he told reporters after a two-hour discussion with Kota Sentosa assemblyman Chong Chieng Jen on traffic issues in Kota Sentosa yesterday.

Lo clarified that his office wanted to impose parking fees not for the sake of increasing its revenue.

“By imposing parking fees, we hope to allow more chances for people to park their vehicles so as to regulate traffic.”

At both MBKS and DBKU areas, parking coupons are available in 20 sen, 50 sen or 80 sen.

Twenty sen is charged for the first half hour, 50 sen for the second half hour, and 80 sen every half hour thereafter.

Both councils also offer season parking.

Council to leave traffic routes as it is for the time being

A view of Jalan Liu Shan Bang in Kota Sentosa.
Chong (centre) stressing a point during the discussion. With him are Lo and Chiew.

KUCHING: Padawan Municipal Council (MPP) is adamant in keeping the median, a turn to get to the wet market, in Jalan Liu Shan Bang in Kota Sentosa closed.

Its chairman Lo Khere Chiang said the council could not reopen it just because of complaints highlighted by Kota Sentosa assemblyman Chong Chieng Jen.

Lo said MPP had requested the police to facilitate traffic flow, and if traffic woes remained, the council would seek other solutions.

“We wrote to the police last week, and I have spoken to the police too. We will give it a month to see if the situation improves.

“If we are wrong, we will find other ways to improve it,” he said after a two-hour discussion with Chong and Batu Kawa assemblywoman Christina Chiew at MPP in Kota Padawan yesterday.

Before the discussion began, Chong, who is also Bandar Kuching MP, requested that the complainants be allowed to sit in, but Lo declined.

He reasoned there was no point in bringing them in as the council had briefed them many times on the situation before.

The discussion then proceeded with a presentation on the first phase of Proposed Improvement to Traffic Circulation at Kota Sentosa Commercial Area by the project consultant L&P Associates.

The proposal was presented to a council committee in October and November 2011, and again in January, April and August 2012 after embedding inputs gathered from the ground.

After the presentation was over, Chong again requested for the complainants to be included in the discussion, but Lo was firm in his stand.

Chong said it was inappropriate for MPP to rely on the police to direct traffic flow and address double-parking issues.

“How long can you ask the police to do that? Police can be there for one day and not be available the day after.”

He insisted that the median be re-opened as he claimed that traffic congestion had worsened after its closure.
It is understood that the median was closed on Dec 18 last year, and within a week Chong wrote in to request the council to revert to the old traffic plan.

According to the consultant, about 3,000 vehicles moved in and out of Kota Sentosa per hour.

Penutupan ‘laluan pintas’ ke pasar basah Kota Sentosa kekal

Halaman Utama (/) » Sarawak (http://www.utusanborneo.com.my/sarawak) » Penutupan ‘laluan pintas’ ke pasar basah Kota Sentosa kekal

% 2014-01-07
KUCHING: Majlis Perbandaran Padawan (MPP) tetap mengekalkan pelan mereka menutup ‘laluan pintas’
